Toledo Hospital
Background
Toledo Hospital is located in the east of Toledo, in the autonomous community of Castilla-La Mancha (central Spain). The 246,000m2 public hospital has a 835-bed capacity serving a population of 430,000 people across 116 of the Toledo provinces. The project also includes the operation of non-clinical services for the Complejo Hospitalario Universitario de Toledo (CHUT), which includes eight facilities.
The hospital is considered one of the largest in Europe, as well as the most relevant healthcare project to be developed in the history of Castilla-La Mancha, both for its architectural value, and its size and capacity. The infrastructure offers 250 outpatient and examination rooms, 25 operating theatres (among other facilities), and features a heliport and 1,800 parking spaces.
Operations and maintenance are performed by Toledo Operating Company, which has subcontracted most of the services (except the car parks) to third-party subcontractors. These relationships are typically back-to back, where the subcontractor bears the full risk in case of penalties from the Grantor.

ESG/SDG Key Facts
Audits of ISO 9001, 14001 and 45001 standards (integrated management system) have been carried out, both internally (October 2023) and externally (November 2023). All certificates have been successfully renewed.
SDG 7 (Affordable and clean energy)
In Q3 2023, the concessionaire carried out a study to minimise gas consumption and CO2 emissions and develop renewable energies. A three-phased plan has been developed:
• Phase 1: Installation of PV panels, following the submission in October 2024 of the third and final bid, implementation is expected to take place in 2025.
• Phase 2: After completing the first two years of full occupation (2022-2023), an Energy Efficiency audit was carried out. Once a contractual energy baseline is agreed with the Grantor, the revenue/savings sharing mechanism can be implemented.
SDG 12 (Responsible consumption and production)
The Project Company is working with ECOEMBES, a Spanish NGO, on a waste reduction initiative. The Project Company improved its sorting and recycling process, which in 2023 included c. 184 tonnes of waste (>90% of total waste).
