Our impact

Background

This 50-year PPP project consists of the design, build, refurbishment, financing and operation of a 3,011-room student residence on the College Lane campus of the University of Hertfordshire located 30km north of London.

The financing of the £215m project is based on a 75:25 debt to equity ratio. The circa £143.5m senior debt is provided through a 41-year RPI-linked unwrapped bond, purchased by LGIM.

The five collegiate groups of buildings are positioned around a shared central student hub, which contains a common function room, gym and reception area alongside new sports facilities built by Bouygues and the project company.

Being able to offer the best student accommodation and student experience is important for the University’s reputation and ability to keep attracting new and returning students.
